If you are unable to find a deposit, or require additional borrowing to help with your buying costs or home improvements, you can borrow up to 125% of the property value. This helps first time buyers into home ownership, if they do not have enough savings. It also assists clients who wish to purchase a property that needs updating and enables them to borrow the additional money at more favourable mortgage rates over a long period. You will however, usually find that the interest rates charged on these mortgages are higher than standard mortgages.
