Fixed rate – With this type of mortgage, the interest rate is fixed for a certain period. Most commonly either 2 or 5 years, but long term fixed rates are also available. You will know exactly how much your monthly payments will be during the fixed period, as the interest rate cannot change and is not affected by variations in the bank base rate. This type of mortgage would be suitable for anyone that could not afford for their payments to increase, however, you could find that you have paid more interest than necessary if interest rates were to fall and your fixed rate remained at a higher rate.
